Bond Deductions

Disputes over Bonds are one of the biggest sources of delays, frustration conflict and legal disputes and clog up the Courts every year. What deductions, if any, can a Landlord expect from a tenant’s Bond where the property has not been left in an acceptable state when they vacate? Avoid paying for works you are not obliged to pay for and, more importantly, avoid demanding payment for works you are not legally entitled to.

Landlords using our system can provide a Final Inspection Guide for tenants at the start of the tenancy, along with an accurate Property Condition Report (PCR) so there is no doubt as to what condition the property is in and what the tenant is required to do when they do eventually vacate.

Landlords also have access to our Vacating Tenant Checklist and a Bond Disbursement Summary as part of the Tenant Vacating Procedure which clarifies the requirements and expectations Landlords should expect of the tenants at vacating time.  It helps Landlords and tenants reach agreement quickly and harmoniously, providing a better outcome for all.

Private Landlords Advisory Bureau members receive access to this and other valuable tools.
