1 - A thorough and detailed Property Condition Report (PCR) forms the basis of a legal record of the state of your property at the time your tenant moves in, so it is essential that you start every tenancy or lease agreement with this document. A PCR will ensure that you and your property are protected, and will help to maintain a good relationship with your tenants by preventing misunderstandings or disagreements.
2 - It's also necessary to prepare a thorough final vacating Bond Inspection in order to protect the condition of your property and enable you to claim any entitled deductions from the tenants Bond.
3 - Residential tenancy disputes in the magistrate's court require the owner to represent themselves. If you're ever involved in a dispute with a tenant, being well-prepared for a court hearing will maximise your chances of a favourable outcome, so it's important to have a good knowledge of what to do and say.
